Welcome Home to the lovely community of Churchill Town. This home, tucked away on a Cul de Sac is the perfect marriage between a great home located in a terrific suburban location minutes from the highway, and every retail convenience possible and yet, within steps of the front door, you can embrace and be consumed in the beauty of nature within the Black Hill regional park. A well loved and cherished home, this generous residence is complete with 4 bedrooms, 2.5 bathrooms and a HUGE basement inviting you to create your dream space. Comfortable living is complimented by the oversized screened porch overlooking the carefully appointed organic garden. The community offers pools, tennis courts, pavilions, soccer fields and playgrounds and miles of sturdy trails/ bike paths that leads to bodies of water and more trails.

There is no one better than a passionate seller to convey the abundance of features about this wonderful home:

When we found our home at 22 Burnt Woods Court, Germantown, MD we were delighted with the friendly neighborhood, and to be living within easy commute distance to Washington, D.C. and Rockville, MD, with the luxury of a small town country atmosphere and the seclusion and privacy that a quiet community and a home at the end of a cul-de-sac provides. What I love about my home is the beautiful nature views from each window and watching the sunset from the family room windows, the screened in back porch, and deck. I enjoy at all times of the year.

I do love the cathedral ceiling in the foyer that leads to a roomy hall upstairs and to double doors opening to the large main bedroom looking out over the front of the home with its own private bath and walk-in closet. During the winter months I love the warmth and delightful glow from burning wood logs in the wood stove insert in the fireplace.

To attract various native butterfly species and hummingbirds I added low maintenance, self-maintaining, indigenous wildflower gardens, and a wetland with ferns and flowers naturally fed by rain water from the down spout.

The friendly Waters Landing neighborhood is great for outdoor activities, including a number of parks, playgrounds, picnic areas, tennis courts, basketball, and soccer, swimming at the two neighborhood pools, swim meets, water exercise, and walking and biking the asphalt paths that wind throughout the neighborhood, and each spring its a delight to stroll down the sidewalk along Waters Landing under the blooming Cherry blossom trees.

I also love the fact that the neighborhood has numerous paths that lead into Black Hill Regional Park (including the asphalt path behind my home and in front of the home, without crossing a single road). Black Hill Regional Park has more than 2,000 acres of woodlands, streams, a lake (Little Seneca Lake is the water reservoir for Washington, D.C.), picnic shelter areas, a playground, more than 10 miles of natural surface trails to be explored on foot, mountain bike or horseback; plus miles of asphalt paths, boat rentals (including kayaks, canoes, and a pontoon tour boat) and private boating options (no gasoline motors), a water trail, fishing, a dock, and a dog park. This park also offers Nature Programs and events lead by park naturalists for individuals, families, and organized groups, in addition to various volunteer activities from working in the green house growing indigenous plants for its annual plant sale, to tending to Blue bird houses, and Monarch day at the park. In addition to this is a Chestnut Research Orchard located on the hill top and many breathtaking views of the lake and the sunset over the lake.

I also enjoy walks through Little Bennett Regional Park (the largest Regional Park in Montgomery County) just a few miles north of my home.” “Some of the things I love about living in Germantown, Maryland is the fact that only about a half mile from my home is the community arts center, Black Rock Center for the Arts, with concerts and plays, and various classes for the community (adults and children) from dance, to music, and fine arts, plus it has an art gallery with rotating shows; and the Germantown Art League meets here. I've been able to enjoy classes at the Germantown Community College (about a mile from my home, which offers reduced rates for seniors) and members of the community may use its indoor pool and gym. Newly built, on the campus is Holy Cross Hospital, where my primary care physician is located.

I also enjoy the fact that I have an excellent dentist and doctors, all conveniently located about a mile or so from my home. The beautiful, highly professional, and comfortable Sibley Hospital in Washington, D.C. is also within easy driving distance; as are the amazing museums from the arts to air and space on the National Mall in Washington, D.C. and the National Zoo. These museums are also easily assessable by parking ones car at the Shady Grove Metro Station and riding the metro into D.C.; plus the MARC train makes a commute stop in Germantown.

The beautiful gardens and arboretum at American University in Washington, D.C. are within easy driving distance.

And I love the fact that just north of my home between Germantown and Frederick Maryland lies the largest continuous agriculture preservation lands of any county in the nation, that in combination with Black Hill Regional Park and Little Bennett Regional Park ensures greener lands and cooler summer temperatures than Washington, D.C.

About a mile from my home is Butlers Farm where you can pick your own fruits, including strawberries and raspberries, and pumpkins! Fox Hollow Farm is a delightful place to purchase produce. Plus we have other farmers markets as well.

Some of my favorite restaurants in the area are the award winning A&J Restaurant in Rockville, and in Germantown the Tai restaurant, and Applebees. The Great Wall, just south of here on Route 355 is a fun place to shop for international foods, plus about a mile from my home is Safeway, several Giant grocery stores, Wegmans grocery store with curb side pick up, and a super Walmart is about a half mile away in Milestone Shopping Center just off of Father Hurley Blvd. We moved to Montgomery County to be within easy commute distance of Rockville and Washington, D.C., to take advantage of its highly rated public schools (the local high school is newly built and has advanced AP classes), and to enjoy the country atmosphere. To our delight we found that we were also within easy driving distance to the walking/biking path along the C&O Canal Tow Path that runs along the Potomac River and the southern boarder of Maryland, in addition to that is the Appalachian Trail, and the trails on Sugar Loaf Mountain, and well as numerous conservation parks, Little Bennett Regional Park (the largest Regional park in Montgomery County), and beautiful Brookside Gardens with a live Butterfly House. And I love the fact that just north of my home in Montgomery County are the largest continuous agriculture preservation lands of any county in the nation! In Germantown we have a newly built public high school with advanced education programs, a relatively new and beautiful library, Black Rock Center for the Arts (a relatively new cultural arts center for the community), and all the basic shopping I need at Milestone Shopping Center and the new Outlets off of exit 17, one mile north of my home.
