This beautifully maintained Dutch Colonial in Catonsville is sure to delight! This charming house includes three bedrooms, 2 full bathrooms, hardwood floors, a sun room, fireplace, brick patio, gardens and a fenced in back yard. Friendly and convenient Oak Crest Neighborhood and walkable to local amenities!

Sellers are sad to go, but would love to convey to the buyers how much they love their Catonsville home.

What we love about 1308 Midvale Avenue!

What attracted us to our home at 1308 Midvale Avenue in Catonsville was the charm and character both inside and out. Outside we loved the look of the cedar-shake siding. (Now much easier care but still gorgeous vinyl cedar-shake.) Our house is perched on a hill and rises up from a lovely yard with mature garden beds. The street of Midvale itself is quiet and dotted with friendly families and children.

We love having off-street parking and a living on a quiet and lightly travelled road. People walking pets and kids are always on the move outside, smiling & waving “hello” on their way past. Inside we love the classic Catonsville character with wide trim and molding around the doors. We enhanced it with our beautiful new door that compliments the style. We have numerous tall windows that allow an abundant amount of natural light in to brighten the rooms and make beautiful shadows on the hardwood floors.

The office space on the main level has been an extra bonus and my children love their “Special place” tucked away in the basement. I can hear them while I am in the kitchen giggling and playing with their toys. The kitchen is one of my favorite rooms. We have so much storage that we can hardly use all the cabinets. Its great for entertaining and enjoying company with the huge bay window seat and access to outside.

The attic was going to be our next project. It has endless potential. We envisioned a huge master bedroom suite with window dormers. It could be a perfect sanctuary.

We dine “al fresco” during the summer on our lovely patio. We have lots of flowers and aromatic herbs planted so its a sensory invasion. We often have tons of children playing games on the grass.

What we love about our home is being so close to everything in Catonsville. We love walking to Hillcrest (one of the finest elementary schools in the area), Opies (ice cream stand!) the Catonsville library, convenient playgrounds, shops, restaurants and the weekly farmers market. It’s been a great way to get to know the area and make wonderful friends with a lot of our neighbors.

When we do opt to drive it is also so easy to get around and access major roads. We are so close to 95, 295, 195, 100, 32. BWI Airport is a mere 14 mins away and very convenient.

We enjoy entertaining and had a 6 foot privacy fence with 3 gates added to rear of our property in 2004.

Here are some of the updates we have invested into our house!

All new windows 2007. Vinyl. Triple pane. Argon gas filled. Energy efficient. Very easy to clean inside & out.

New roof. The coloration is meant to look like slate. Without the expense & upkeep!

New siding – upgraded cedar-shake looking vinyl.

We have repaired/restored the plaster in most every room.

We have repainted most every room.

Remodeled the upstairs bathroom.

We upgraded the electric panel.

We have put in new light fixtures in most every room.

Multiple ceiling fans help to move/circulate air.

Added an electronic security system with door and window sensors in 2014.

We replaced all three exterior doors (and storms) in 2014.

The gutters were all cleaned out in the spring of 2015.

We Love Our Neighborhood!

Our neighborhood is called Oakcrest and The Oakcrest Community Association is very active. You will probably get a visit from the neighborhood “Welcome Wagon” when you move in. Its a volunteer organization with a very reasonable “pay to play” option.

Some of the events that our community puts together include:

April – Senior Center Park Clean Up Day

April – Easter Egg hunt

May – community yard sale

May – dumpster day

Summer – block party, bands & cookout

Halloween – community tent with warm cider & treats

People walk their dogs and take their children for walks around our neighborhood frequently in the spring, summer, and fall. We are very social and friendly with our neighbors and everyone keeps an eye out for the kids and property in our community.

Great Catonsville Schools

We cannot say enough about the area schools. Our eldest daughter attends Hillcrest Elementary. It really is the best elementary school in all of Baltimore County. The teachers and staff are top notch and are very involved. The PTA is possibly one of the most active and wealthy. This year alone they raised almost $50,000 to enhance our childrens educational experience. They fund extra events like “Math and Science night”, “Literature night” and “International night” as well as additional assemblies and celebrations. The caring and passion for teaching is amazing and Catonsville Middle and High Schools are very well regarded as well.

“Life is great in the 21228.”

One of the things we love about Catonsville is the small town feel. People have called Catonsville, “Mayberry” and we have to agree! We love the spirit of the people here; the sense of community.

There are so many wonderful things happening in Catonsville.

We love the 4th of July Parade and fireworks – Be sure to get your chair out by the end of June! Its an all- day affair. “The Art & Craft Festival” the “Annual Flower Festival” and the “Farmers Markets” are a pleasure to attend.

During the summer months there are so many music opportunities with “Frederick Road Fridays” (walking distance) offering live music, food, and beer trucks and the ability for LOCAL “Non-Profits” to make some money and also the summer music series at Lurmans outdoor theatre.

“Rails to Trails” is a non-profit organization in Catonsville that has created wonderful walking trails from the old trolley tracks. Great for walking and biking. Catonsville is also known for all of its great murals. If you want to get involved in the area that you live in, then Catonsville is the perfect place to live.

Some of our favorite restaurants in the area are:

Catonsville Gourmet – seafood and sushi (BYOB is nice)

Indian Delight (also BYOB)

Ships Café – GREAT crabs

Jennings – for homecooked American cuisine

Little Phoenix – Chinese and sushi

Peace A Pizza – good pizza & salads

Mathews 1600– Great Happy Hour.

Opie’s – soft serve ice cream & snowballs

Catonsville Tavern – good crab cake!

The grocery store we use in the Catonsville area is the Giant at the corner of Rolling Road and Route 40. Others I like are Costco, Wegmans, Trader Joes, and Whole Foods. They are not far at all. Within a 20-minute drive.

Some Catonsville specialty food stores are also available. Atwaters and the Breadery in Oella have great fresh bread- The Breadery also offers a great wine selection too. Also in Oella is Trueths, which offers the best and freshest meat around. The 2 candy stores are also big favorites. Kens and the Candy Box.

Catonsville is also very close to Historic Ellicott City. A delightful area with lots of entertainment, festivals, shops and restaurants.

We are truly going to miss the special relationships we have forged within our community and we are confident the next owners will love this home, neighborhood and zip code as much as we do.
