4 BEDROOMS | 5 (4 full, 1 half ) BATHROOMS | 2324 SQUARE FEET

Fabulous modern luxury townhome in the desirable Arts District of Hyattsville features 4 bedrooms, 4.5 bathrooms and 2 family rooms.

When walking into this home you will be greeted by a wide and open foyer. A large family/rec room, bedroom and full bath make this space perfect for guests. The open living space with fabulous modern kitchen offers tons of space for entertaining. The kitchen has beautiful quartz counters, modern appliances, a large island and the whole level is light-filled and spacious. Walk upstairs to find the large Master bedroom with huge walk-in closet and gorgeous attached Master bath. Another bedroom with its own attached bath complete this level. The top floor is a fabulous loft space with separate bedroom and full bath and has access to the huge rooftop terrace.

The community has a state-of-the art fitness center, outdoor swimming pool, billiards lounge, juice bar, art gallery, studio space and much more. Dining, Shopping & Entertainment are all within walking distance or a short drive away. Metro and MARC train are easily accessible. The HOA provides a free shuttle to and from Metro. The Arts District Hyattsville is “THE” alternative to living in DC.

When we first toured our home at 5721 45th Ave we fell in love with the hardwood floors and open layout. The kitchen was perfect: we loved the quartz countertops, the island with the deep sink, and the large pantry that is just a must for a family of our size. What we love about our home is the privacy the multiple floors allow. Our small children are able to live in peace with their grandparents as we all have separate floors and spacious bedrooms to retreat to when we need our space. But for the rest of the time, the large, bright living room/dining room is a perfect place to enjoy all those special life moments together. We spend about $15 dollars on gas from Washington Gas every month, and about $240 in electricity, which Pepco says is 20% more than other homes our size, due to us being a large family with 3 fridges.

We love our Arts District community playground and pool. I especially enjoy the community gym housed in the historic/renovated Lustine Center. We regularly meet our neighbors at community holiday events and local shops and restaurants. We can walk to fabulous local restaurants, a brewery, a coffee shop housed in a former model T dealership, and a plethora of other amazing local businesses. The University of Maryland is blocks away with a Whole Foods in between. Our favorite restaurants are Bus Boys and Poets, Franklins, Spice 6, Chipotle. We can walk to a Yes Organic, which is incredibly convenient. Other grocery stores such as Whole Foods, Giant and Safeway are all within 2 miles. We love the proximity to DC with a small hipster town vibe. The local library is being renovated. We’re a quick walk to the MARC train, a quick drive to the Metro (the community offers a free shuttle to/from Metro), and just over a mile from PG Mall. The new Purple Metro line broke ground and will have a Riverdale Station nearby.
