Gorgeous colonial in the neighborhood of Turf Valley offering 5 bedrooms, 3.5 baths, granite kitchen counters, hardwood floors and a finished lower level. Natural light streams into this home through the large south facing windows. The custom built wood deck on the south side of the house looks over the wide lawn and mature trees.

Located in one of the most prestigeous school districts in the country, 3117 Dunes Drive offers an ideal location like no other. The peaceful Turf Valley community conveniently positioned near major routes, grocery stores, shopping, award winning restaurants and the Turf Valley Resort and Golf Course.

Here is what the sellers have to say about their home:

When we found our home at 3117 Dunes Drive, we were drawn to it the minute we walked through the door, from the fresh open floor plan of the great room and kitchen to the crown molding throughout the house. The back yard feels like a private park and is perfect for spending quality time.

Turf Valley in Ellicott City, MD is a happy place; a comfortable, inviting and relaxing place to live with an active community and friendly neighbors. One of the best things about this neighborhood is the sound of laughter coming from the children playing outside. Turf Valley is one of the most welcoming neighborhoods in the area and the public schools are rated some of the best in the country. The neighbors are wonderful and are always willing to help each other out.  We have block parties, holiday parades, fundraisers and other community activities.  One of our favorite things to do is get together with other neighbors for porch parties or driveway get togethers.

We love being able to relax with friends on our deck.  We do this no matter the weather; a warm summer evening or a chilly fall day with the fire pit blazing. The open floor plan of the kitchen and great room makes a great place for entertaining, watching football on Sundays with family or just relaxing with a roaring fire on a cold winter day. We love the natural sunlight that flows into every room of the house. The cozy layout of the house and its peaceful setting are things we will miss about our lovely home on Dunes Drive.

Here are some updates that we have added:

New roof

New gutters

New master bath

Deck addition and refinished

New Water Heater

New flooring in the upstairs hallway

New basement walkout double doors

New carpet in basement

Fresh paint throughout the house

New landscape and hardscape in the front yard

New landscape in back yard

New electrical panel

Our utility costs are better than we have experienced before.  On average our costs are $165 per month depending on the time of year and the usage of heat or AC.

We are close to shopping, malls, restaurants and other activities.  Historic Ellicott City Main Street is a great place to shop, meet up with friends, or just go for an evening stroll and window shop. Grille 620, Facci and Xitomato are wonderful restaurants in the new Turf Valley Towne Square where they have outdoor concerts in the summer; a great meeting place. We also love Bippys, the local pub hang out where they not only know your name, but they know your drink of choice and never forget. Portalli’s and Tersigol’s on Main Street in Historic Ellicott City are local favorites. We have many grocery stores with a lot of variety.  Safeway, Harris Teeter, Weis, Giant and Mars are all within a 1 – 2 miles of our home.

We moved to Howard County because of the schools. In Turf Valley we have Manor Woods Elementary, Mount View Middle and Marriotts Ridge High. All are top rated schools.

Howard County recently won ‘Best Library System in North America’ and for a very good reason. Just down the road from our house is the brand new Miller Branch library which is the largest and newest library in Howard County. There are always fun events here and during the summer months there is an open air farmers’ market.

THE EPIK HOME GROUP OF KELLER WILLIAMS REALTY CENTRE – 410.312.0000

Don’t miss out on the opportunity to live in this totally updated townhouse in a prime locatioin. This end unit townhouse has been cared for and modernized just for you. From the gorgeous hardwood floors on the main level to the brand new carpeting on the upper and lower levels, the shining granite counters and cherry cabinets this home looks like something straight out of a magazine. The lower level even offers a large family room which walk out through sliding glass doors to the backyard, a full bath, storage space and an extra room to be used as an office, den or bedroom. This home is conveniently located to shopping, restaurants, entertainment, transportation and main roads.

HERE IS WHAT THE SELLERS HAVE TO SAY ABOUT THEIR WONDERFUL HOME!

When we found our home at 9349 Town Place Drive, we fell in love with the location before even setting foot inside the house! The convenience to the schools, pool, and shopping center was a major draw for us. When we went inside, we loved the open floor plan and abundant space as well as the abundant natural light streaming in on every level. We also loved that the home was already upgraded and modern without any work needing to be done!

One of our favorite things about our home is curling up on the couch in our spacious living room and watching movies with dinner, sunlight streaming in every morning in our dining room, spending time on the deck on beautiful sunny days, relaxing in the tub in our large master bathroom, and hosting parties on our open-concept main level.

Some features that we have updated:

·         We installed beautiful new hardwood floors on both staircases and the upper level hallway.

·         We put in a new deck with durable composite wood and a design that maximizes views & privacy.

·         We installed new carpeting on the upper and lower levels.

·         We upgraded the original range to a brand-new gas range with stellar reviews

·         We completely redesigned the front yard landscaping with all shade-tolerant, hearty plants, and a beautiful stone path – originally the property had only grass that was in poor shape!

·         We upgraded all toilets throughout the house to top-of-the-line models (originally, they were “”builder grade””)

·         We upgraded all faucets and sink fixtures to beautiful modern ones

We switched many bulbs throughout the house to highly-efficient LED bulbs, and also installed new light fixtures throughout like recessed lighting and countertop lighting in the kitchen.

Our utility costs were very inexpensive given the size of the house, and considering that we worked from home with lots of computer equipment on all day! Using BGE for electric & gas, we usually averaged about $150 per month in the summer and about $200 in the winter. This is for both electric and heat. Our water bills through Baltimore County were negligible, only about $10 a month.

In Five Oaks / Newtown, our neighborhood is great for walking with each other, pets, or kids! We made a habit of walking a few miles each day all around our neighborhood, for example around the beautiful Central Park area. Everyone around is very friendly and we enjoyed getting to know people in the area on our walks.              Some of the things we love about living in Owings Mills are the friendly community, the abundant and convenient options for shopping & dining, how nicely-kept the entire town is from landscaping and planting to roads and storefronts, and also, the easy access to highways.

Some of our favorite restaurants in the area are:

·         Tsam: great breakfast food across the street

·         Artful Gourmet: upscale American & Italian cuisine within 1 mile

·         Mezcal: one of the best Mexican restaurants we’ve ever been to

·         Ledo Pizza: also across the street, great for a quick bite

·         USpoon: our all-time favorite frozen yogurt place!

The grocery story we use most is Giant, which is just a 1 minute walk from our front door and open until MIDNIGHT! There were so many times where we needed just one or two things from the store, and we loved being able to get whatever we needed without driving.

We moved to Baltimore County because we wanted to be closer to our friends in DC, Baltimore, and Northern Virginia, and because we wanted convenient access to downtown Baltimore. It only takes about 25 minutes from our house to the Inner Harbor which is really nice, and getting to Southern Maryland and DC is very straightforward as well. In Owings Mills, Newtown Elementary School (less than a half mile from our house) is a fantastic school scoring an 8 on GreatSchools.org. There are also lots of shopping and dining options within just one or two miles, from big box retailers like Best Buy, Wal-Mart and Home Depot to small family-owned businesses. It’s incredibly convenient, and it always seems like there are more shops & restaurants popping up!

We love being surrounded by nature, yet located in a supremely convenient area, just minutes from both downtown Catonsville and downtown Ellicott City. We love watching the woodpeckers and deer from our deck and waking up to birdsong each morning. The view from the master bedroom of the mature shade trees that surround the property brings a feeling of peace.  The several open fields have been fantastic for hosting parties and cook outs and for pick-up games with friends. Bryans Mill is a great neighborhood!

In Bryans Mill we love to celebrate! From Halloween potlucks, Easter Egg Hunts,  and neighborhood cookouts to simple get-togethers on Friday nights (dubbed “Firefly Fridays”) our community is welcoming and friendly. When we have a big snowfall, we all chip in and help each other shovel. We all look out for each other in this safe, tight-knit community.

There is a lot to love about living in Catonsville Maryland! Wonderful, friendly people live here. We have great schools, trails for walking, fantastic restaurants and lots of music and activities year-round. There are 2 fantastic pools to choose from. Catonsville’s favorite holiday, the 4th of July, is celebrated to the max here!

Some of my favorite restaurants in Catonsville are Peace of Pizza and Catonsville Gourmet. We are a short walk from Old Ellicott City where Tersiguels, The Rumor Mill and Pure Wine Cafe are my favorites.

The Grocery store we use is Giant and we love the weekly Catonsville Farmer’s Market and the Breadery for incredible handmade breads. Trader Joe’s and Target are in Columbia which is just the next town over.  We moved to Baltimore County because of the great central location, the excellent schools, and the proximity to State Parks.  Catonsville is the perfect place for everything we wanted!

Catonsville Schools are great!

All 3 local schools are excellent – our 2 children are at Westchester Elementary (a 10 rating on Greatschools.org) which has great staff and a very active PTA!  We hear a lot of positive things about Catonsville Middle and Catonsville High School.

CALL THE OFFCIAL LISTING AGENT ELLIE McINTIRE – 443.418.7668

THE EPIK HOME GROUP OF KELLER WILLIAMS REALTY CENTRE – 410.312.0000

When we found our home at 622 Lucky Leaf Circle, we were immediately attracted to the cozy, family-oriented feel of the community attributed in part to the excellent Westowne elementary school next door. Our home gives immediate curb appeal with lovely gardens and the blossoming Crepe Myrtle tree. We get plenty of natural light in all of our rooms from three sides of the house. We have ample room to spend quality time together in our finished basement and our lovely enclosed backyard. Perfect for kids! The lower level of our home also gives us plenty of storage space and a laundry room. The whole neighborhood is surround by trees which gives our neighborhood an “exclusive” feel.

We enjoy taking walks in our neighborhood and playing with our daughter in the backyard, and spacious living areas of our home. We absolutely love our top notch kitchen with granite counters. There is plenty of space in the kitchen for our dining room table and we enjoy our meals looking out onto our lovely community and backyard.

We’ve replaced the oven, dishwasher, and water heater.

·         We also had fans installed in the two upstairs bedrooms that lacked them and another installed at the top of the stairs, which helped a lot with air circulation and keeping our energy bill low.

·         We just replaced the carpeting.

·          We replaced all of the standard faucets with high-quality, sleeker, water-saving ones.

·         We also replaced the light fixtures in the upstairs bathrooms.

·         We installed a utility sink in the unfinished part of the basement, as there wasn’t a sink on that floor.

·         We added an extra freezer chest in the basement, which we’re planning to include with the other appliances.

·          We finished the fence in the backyard.

·         We installed four light-sensitive lanterns, two at the front door and two in the back, that automatically turn on when it starts to get dark.

·         We installed durable, attractive 2” blinds in all of the main windows on the main floor and vertical blinds in front of the patio door in the kitchen.

·         We installed a smart-home security system that includes remote access to the alarm system, the front door locks, the in-home security camera, and a lamp module. It is tied to the door alarms, smoke detector, and also to a glass-break sensor.

·         We replaced the patio door in basement.

·         Our landscaping included planting over 20+ small trees and shrubs around the house, including two cherry trees on the side of the house that bear fruit.

·         We improved the storage capacity of the closet in the baby’s bedroom by adding customized shelving and also added shelving to the already huge walk in closet in the master bedroom.

Our utility costs have been consistently below the average in the area.  Our gas and electric bill through BG&E is about $100-120 in the spring and fall and around $150 in the summer and winter.  Even during extreme cold stretches, it maxes out at about $200 for that month. The fans we installed, especially the one at the top of the stairs, have been very helpful and keeping energy costs low, as did the ability to control the temperature remotely from out mobile devices via our security system. We replaced all our light bulbs with energy efficient CLF and LED lights, and also insulated the water heater and AC unit pipes to increase efficiency.

The Maple Woods community has a couple of official events per year, such as cookouts, neighborhood clean-ups, free ice cream day, etc. . . But most things are more informal: our neighbors are all very friendly, and we stop to chat while taking walks, working on the yard, or watching the kids play together outside.  We love being within walking distance of a farmer’s market and three parks and within close driving distance of several trails and a state park for biking, hiking and walking/running. The library is also walkable (or a 5 minute drive) and has amazing programming for kids of all ages that our daughter loves!

Some of the things we love about living in Catonsville include the fact that it has a small town feel but access to the amenities of a big city.  We love taking hikes and running as a family, so having nearby trails that accessible by walking or very short driving distances is invaluable for us. We also like the tight-knit community of Catonsville— there are community concerts during summer time every Friday, and an incredible July 4th parade.

Some of our favorite restaurants in the area are Indian Delight, Chef Paolino’s, Scittino’s, Catonsville Gourmet, Atwater’s, and Sweet Frog .

The grocery stores we use are so very conveniently located. Some less than a mile away. Giant, Safeway and Costco are all within close proximity to our house.

We moved to the Baltimore area for work but chose Baltimore County to live in because we wanted to keep our commutes short but preferred a suburban lifestyle with more natural surroundings and easy access to trails and parks.

Westowne Elementary is literally next door to the Maple Woods community and is not only a great school—it’s also getting a brand new building in time for the Fall 2016 school year!
